There’s a lot of noise out there about refinancing—so let’s clear up a few of the most common myths I see as an independent mortgage broker with decades of experience in complex transactions. First, don’t settle for the first offer you receive. Always pull at least three same-day mortgage quotes and focus on comparing APRs, not just the interest rates, to get a true picture of lender fees and to bolster your negotiating position.
Refinancing isn’t free—closing costs typically run 2% to 5% of your new loan. That’s why I always help clients calculate their break-even point upfront, so you know exactly how long it takes to recoup those costs. And while a lower rate can be enticing, refinancing into a brand-new 30-year term might reset the clock, potentially increasing your total interest paid over the life of the loan.
Some worry that refinancing will complicate a future sale, but in truth, it simply swaps out your primary lien for a new one. If you’re considering a cash-out refinance, approach with extra care—there’s more to evaluate than just your equity.
Expect a credit check as part of the process. A strong credit profile and a debt-to-income ratio under 36% can help you secure the most competitive offers. If you’ve been denied before, remember: with the right strategy and a fresh look at your overall financial picture, improvement and a successful reapplication are absolutely possible.
My role is to look beyond the standard checklist—to find the right fit for your goals, not just what fits in a box.
